New realtor in Batumi: how to stand out online
Batumi has hundreds of listings and dozens of agents. The client — often a foreigner or someone from another city — chooses whom to trust before the first call. The good news: looking professional doesn’t need a big budget. It needs a few right things, done carefully.
What clients look at first
- A face and a name. A real photo, not a logo or a stock picture.
- Listings. Good photos, a clear price, area, size.
- Reviews. At least a few — from real clients.
- How to reach you. WhatsApp and Telegram in one tap, a reply within an hour.
- Languages. English and Russian for foreigners, Georgian for locals.
A plan for the first month
- Week 1. WhatsApp Business: name, photo, description, a catalogue of listings, an auto-reply and quick replies.
- Week 2. Instagram: a clear bio, the first 9 posts with listings and one about you, pinned “How I work” and “Reviews”.
- Week 3. A personal one-page site: about you, listings, areas, contacts in three languages.
- Week 4. Business cards with a QR code, a Google profile, the first reviews.
A personal website or just Instagram?
Instagram is a shop window, but it isn’t yours: the account can be blocked or hacked, and Google search barely shows it. A personal page on your own domain stays yours, is found for “realtor Batumi”, and is easy to send clients to from any social network. Best of all — both: Instagram for daily listings, the site for trust and search.
What not to do
- Don’t use other people’s listing photos or copy their texts.
- Don’t promise what you can’t guarantee — neither returns nor deal timelines.
- Don’t publish clients’ documents, passports or personal data.
- Don’t buy followers or reviews.
