ChatGPT for real estate agents: 10 tasks that save hours
A Batumi agent writes the same things every day: flat descriptions, replies in Russian, English and Georgian, social posts. AI will not replace market knowledge or negotiation, but it handles routine superbly. Here are tasks that pay off in the first week.
10 tasks for AI
- Listing description from your notes: "2+1, 68 m², 12th floor, sea view, renovated 2024" → ready text for the ad.
- Translating the listing into English and Georgian while keeping the style.
- Replying to a client on a typical question: instalments, documents for purchase, deal stages.
- A social post about a new property — in three lengths.
- A shortlist for a client: pick suitable properties from a list for their budget and needs and compare briefly.
- A follow-up email after a viewing with next steps.
- A document checklist for a foreign buyer (check against current rules).
- Headlines for listings: 10 options, you choose the best.
- A script for a video or story about the property.
- Handling a review: a polite reply to a complaint.
How to write a prompt
A good prompt is a role, facts and a format. Example:
"You are a real estate agent in Batumi. Write a listing description in English, up to 600 characters, no exaggeration. Facts: 2+1, 68 m², 12th of 20 floors, sea view, renovated in 2024, 5 minutes to the sea, school nearby. End with an invitation to message on WhatsApp."
What not to trust AI with
- Prices, areas and legal details — AI can "invent" numbers. Check every fact.
- Clients’ personal data — do not paste passports and phone numbers into public services.
- The final contract text — only a lawyer.
How I help agencies
I train the team right in the office: set up work accounts, prepare a prompt kit for your agency and show where AI makes mistakes. For data that must not go online, a local model can run on an office computer. More: AI for business and IT for real estate agencies.
